What We Do

Gates & Dickson is a strategic asset management partnership lead by Byron Hathorn and Brooke Ciardelli. We develop everything from residential ski retreats to historic railway stations, with a current focus on reimagining Senior Living through innovative IL/AL/MC community design.

We’re experienced in taking projects from start to finish: from market analysis and land acquisition, through permitting, entitlement and design review into construction through opening, operations, re-financing and ultimately to sale.

We pride ourselves on market driven, design oriented innovation.  Senior Housing News awarded our recent project as the Best Architecture and Design for Assisted Living and Memory Care for 2019 and it was included in the Urban Land Institute top 10 worldwide senior living facilities.

Who We Are

Partners Byron Hathorn and Brooke Ciardelli draw on their individual backgrounds in the leadership of Gates & Dickson.  Together they bring expertise in commercial real estate, hospitality development, the entertainment industry and community capacity building.

Chief Executive Officer Byron Hathorn has spent a lifetime building vibrant communities through the development of high-end rural and-in-town residential, hospitality and commercial projects in New England and Colorado, and he draws on his construction expertise in successfully managing projects and investor relations.

President Brooke Ciardelli, an award-winning theatrical entrepreneur (founder of Northern Stage) and entertainment industry content creator, has led projects in the U.S., U.K., Europe and Sub-Saharan Africa working with investors, field leaders and trade unions spanning New York to London to the streets of Africa’s poorest townships.

Together, they bring vision, leadership and a track record of managing projects successfully from conception to opening.
